Barking Riverside is already a fantastic place to be, but the future promises so much more.

On the horizon

Barking Riverside is constantly evolving, with new amenities on the horizon.

A new cluster of shops will soon be completed. With a focus on food, health and convenience, they will provide key neighbourhood essentials to accompany the newly opened Co-op store.

With construction due to start shortly, the Circus and Boulevard will be a new public open space providing play areas and leisure facilities, as well as spaces to socialise and relax.

Taking advantage of Barking Riverside’s riverside setting, plans for the foreshore include a promenade, a meandering footpath, an expansive terrace overlooking the river, plus seating, play areas, and habitats to support local wildlife. Preparatory works are already underway to improve flood defences, enhance our unique coastal grasslands and improve access to the foreshore.

Working with partners at the NHS, plans are being progressed to open a new GP surgery at the Circus. The facility would be a neighbourhood practice and would enable local health services to be established at Barking Riverside in advance of a larger Wellbeing Hub.

The future

The new Outline Planning Application: a long-term vision for a new East London district.

In Summer 2024, BRL submitted a new Outline Planning Application for Barking Riverside. The application evolves the existing masterplan, ensuring it can be flexible and sustainable whilst delivering up to 20,000 vitally needed homes. It proposes more green spaces, better connectivity, two additional primary schools and improved access to the River Thames.

Neighbourhood Centres

The revised masterplan will create a number of local hubs, where new homes will be paired with exciting amenities for residents and visitors.

THE DISTRICT CENTRE AND THE PORT

Located between Barking Riverside’s station and pier, the District Centre will be the heart of Barking Riverside. It will be designed as a mixed-use area, including homes, cafés, bars, restaurants and shops, as well as business spaces.

THE CIRCUS

The first shops at the Circus are already under construction. With a focus on food, health and convenience, this area will provide key neighbourhood essentials to accompany the newly opened Co-op store.

THE FORT

Incorporating a new green connection leading to the riverfront, the Fort will be home to further recreation, play and shops, including a new ‘beach’, making this a highly desirable and family-friendly area.

THE WHARF

In contrast to the expansive coastal grasslands to the east, the Wharf will draw more closely on its industrial heritage. With a historic wharf, river frontage, and great access to both the Rivergate neighbourhood and the District Centre, the Wharf will grow into a residential-led neighbourhood with new parks and social spaces, including sports pitches and open spaces to the north of River Road.

RIVERGATE

The Rivergate neighbourhood is the most established part of Barking Riverside, with a community centre, a square, a primary school, shops, open spaces and play parks. Future plans include improved access routes in and out of this neighbourhood and enhanced connections to the riverfront.

In total, up to 65,600m2 of commercial spaces will be delivered across these areas – more than double the size of Gallions Reach Shopping Park.

An ambitious part of London

It’s not only Barking Riverside that has major plans for the future. The neighbouring areas in Barking and Dagenham are bringing forward exciting and innovative projects, destined to have a huge impact in this emerging part of London.

CENTRES FOR INNOVATION

Located in Dagenham, the Person-Environment-Activity Research Laboratory (PEARL) is a state-of-the-art laboratory that studies the brain via lighting, sound and smell.

Further west in Barking, Industria is a new multi-storey industrial hub designed to support staff wellbeing, improve energy efficiency and reduce CO2 emissions.

LOCAL FILM STUDIOS

Barking and Dagenham is home to a thriving filming industry, with clients such as Marvel, BBC, Netflix, Apple and Amazon. The sector is supported by the ‘Make It Here’ training programme and by the recent launch of London’s largest film and television production centre, Eastbrook Studios.
