Update regarding the fire at Samuel Garside House

Since the fire at Samuel Garside House earlier this week Barking Riverside Limited (BRL), working with the London Borough of Barking and Dagenham, has been listening to the concerns of residents. We have heard how distressing this has been for many of them and have reassured them that we have been liaising with the owners, housebuilder and managing agent for Samuel Garside House on their behalf.

Neither BRL nor the Council have legal responsibility for, nor control over Samuel Garside House. However we have been working with the organisations responsible for the affected properties to ensure that they take immediate action for residents’ safety.

We have agreed that the builders (Bellway Homes), the owners (Adriatic represented by Homeground) and the managing agent (RMG) of Samuel Garside House and Ernest Websdale House will do the following:

  • Undertake works to safely rebuild the damaged homes at Samuel Garside House as soon as possible.
  • Make sure that the residents whose homes were significantly damaged in the fire have a place to stay while these works are done – at no expense to them.
  • Begin the removal of the external timber from Samuel Garside House and Ernest Websdale House immediately.

We are also ensuring that the original builders take immediate action to review the safety of all homes at Barking Riverside and make any necessary changes as a matter of urgency (including removing or treating external timber).  We have agreed an action plan with Bellway Homes, Homeground and RMG which we have outlined to residents today.

Residents who have questions about these works can come to the Resident Information Centre which will be open from 10am on Friday 14 June in Rivergate Square. Residents who are looked after by RMG can also email [email protected] or call 01606 336100 for more information.  Other residents should contact their housing manager.

BRL and the Council have also, with valuable support from local volunteers, established a new Community Assistance Hub at the Rivergate Centre, on Minter Road. This hub is open now and is a place for local people to visit and access support.

BRL and the Council would like to thank residents for their feedback so far.  We will continue to meet with residents to address any concerns that they may have about the safety of their home or the action plan proposed by the building owners and managers.


Biking at Barking Riverside

Do you love jumping on your bike and feeling the wind rush through your hair? Or perhaps you prefer a more leisurely pedal? Either way, Barking Riverside could be the home for you!

Encouraging residents to get outdoors more, award-winning masterplan architects of Barking Riverside, Lifschutz Davidson and Sandilands, have designed a community for the 21st century which takes an integrated approach to healthy living.

Offering residents plenty of opportunities to get on their bikes, Barking Riverside has dedicated cycle paths already and they will run throughout the 443 acre development – and with Barking station just a 15 minute ride away, you can make cycling part of your daily routine or commute.

Creating yet more opportunity for residents to explore on two wheels, Parklands will sit alongside a significant new park called ‘The Wilds’, while ‘Biking Riverside’, a cycle hub offering a number of free services including ‘Doctor Bike’ and cycle lessons, is already established within Phase 1 of the masterplan.

For those who feel more comfortable on two feet rather than two wheels, a picturesque riverside public footpath runs along the 2km stretch of the Thames to the south of the site.

A selection of one bedroom shared ownership homes, which all have access to secure cycle storage, are available now at Parklands, with prices starting from £61,875 for a 25% share (FMV £247,500).

Two and three bedroom Shared Ownership apartments, and one to four bedroom homes through London Help to Buy are also available.

Innovative engagement using digital

We are delighted to announce that Barking Riverside Limited is one of the very first to sign up to a pioneering community engagement tool, powered by proptech company, Built-ID.

Alongside prestigious organisations Grosvenor and the Royal London borough of Kensington and Chelsea, BRL will be piloting the new technology across the development with its existing community.  The platform will empower local residents and give them a voice in decision-making, reaching demographics that would not traditionally engage in the planning process.

Residents who attended our most recent Community Conversation Time event may have seen the new community platform – which we have renamed ‘Thames Talk’ – being demonstrated, showing how Thames Ward residents can easily share their opinions on development decisions and help shape Barking Riverside.

Thames Talk will have the following features:

  • Polls to enable residents to influence design and community decisions quickly
  • An interactive timeline, to keep everyone up to date with key development and community information
  • The ability to direct BRL funds to community projects and organisations that are active in Thames Ward

Young Foundation Partnership

The Young Foundation are working in partnership with BRL to find out what local residents’ hopes and dreams are now and in the future.

Four local people, passionate about the positive impacts that the development of Barking Riverside should have for all of the Thames Ward have been recruited. Our team of researchers are all people who live or work in the area, they are Laila, Fatuma, Thomas and Lizzy who will work alongside three BRL staff researchers.

The aim is co-create a framework that helps residents to measure whether or not BRL is changing things for the better and is keeping their promises. It is exciting to see collaboration between people and the developer happening at such a high level, and the hope is that this work will set transparent goals for the development that local people know and understand.

There are lots of opportunities for local residents to share their views and get involved.

Find your forever home at Barking Riverside

Thames Ward will be getting a green makeover in 2019 from the Mayor of London’s Green Capital Grants – with additional funding from Be First and Barking Riverside Limited.

Over £400,000 will be used to improve parks and trails in the area. The Thames View Greenway will be a mini-park featuring play areas, wildlife habitats, and walking and cycling paths for the whole community.

The new nature trail will run along the Thames View playing fields, linking central London cycling paths to the west and the Ripple Nature Reserve to the east. Ripple Nature Reserve is also undergoing improvements to create new walkways and cycling paths so that the woodland can be enjoyed by all area residents.

Thames View Greenway has been inspired by the local community. During several led walks and workshops, Thames Ward residents were given the chance to discuss the vision they have for their neighbourhood.

Local collaboration won’t stop there – residents will have the chance to voice their opinions at several events hosted by Be First, Sustrans, and Barking Riverside.

BRL Light Up the Sky with Fireworks Spectacular

The Barking Riverside London team were delighted to welcome over 1200 local residents to the second annual Barking Riverside and Thames View Community Fireworks Display on Tuesday 6th November.

Sponsored by The Careys Foundation and L&Q, the event took place at the Barking Riverside Project Office, where several local suppliers were selling burgers, chips and hot tea and coffee, and a DJ entertained the crowds before the display.

A group of Pupil Ambassadors from Riverside Primary School led the countdown for the spectacular display, which lasted for 13 minutes and was completely free for local residents.

Varsha Patel, PR, Marketing and Events Manager at Barking Riverside, comments: “We are delighted to have partnered with the Careys Foundation and L&Q to deliver our second community fireworks display and were thrilled that to have more than double the number of attendees than at our inaugural display in 2017. Community events such as Fireworks provide a brilliant opportunity for the community to get together and enjoy a fabulous evening with family and friends – and we will be hosting a programme of events for local people here on site in 2019 and beyond!”

Building a new community

The first phase at Barking Riverside by L&Q, Parklands, gives buyers the chance to be part of an emerging new community, and purchase a piece of the next London property hotspot.
